Massachusetts winters are hard on commercial buildings. The properties that make it to spring without an emergency call are the ones that prepare in the fall. This checklist covers the twelve items we inspect on every winter readiness visit.
The checklist
- Inspect and test the heating system before the first cold snap
- Insulate exposed pipes in unheated areas
- Seal gaps around doors and windows
- Clean gutters and confirm downspouts drain away from the foundation
- Check the roof for loose flashing and worn membrane
- Service backflow preventers and irrigation shutoffs
- Test emergency lighting and exit signage
- Stock ice melt and stage snow removal equipment
- Confirm the snow removal contract and response times in writing
- Inspect parking lot surfaces for cracks that will widen with freeze cycles
- Verify sump pumps and floor drains are clear
- Walk every common area and log deferred repairs before they become winter failures
Most of these items take minutes to check and cost little to correct in October. The same items in January mean frozen pipes, tenant complaints, and emergency rates. A scheduled preventive maintenance program handles all twelve automatically, every year.
